Colorado Winters Cause Water Damage to a Low Slope Roof Patio Cover
Challenge
Having a covered patio is nice to have especially in Colorado. Having a low sloped roof covering your patio may not be so nice especially over time. The water eventually worked its way through the existing roof material over time by not having the proper material originally installed for a low slope area, usually, a rolled roofing waterproof membrane would have done the job. Water damage is usually caused by heavy wet snowfalls. The roof pitch was under 2:12 pitch with a 3-tab shingle. Not to code.
Solution
Two options were proposed to the customer. First Option - go back and install the correct rolled roofing material. Second Option - raise the slope of the area roof deck to 3:12, install ice & water shield and then install an architectural asphalt shingle which matched the new main dwelling roof shingle.
Option 2 was selected by the customer. Not only is it a better roof system for this area but aesthetically it looks better than before!
